This is the “meat” of what they will need…so if you get them thinking about this early…then they will most likely be more organized in the process. The earlier the get to me the more easily we can make aggressive delivery dates.

The report categorizes rankings by Top 250 Real Estate Professionals by Transaction Sides, Top 250 Real Estate Professionals by Transaction Volume, Top 250 Teams by Transaction Sides and Top 250 Teams by Transaction Volume.

Last month, REAL Trends released its annual list of the industry’s Top 500 brokerages. Welcome to Kay Bellhouse

We are excited to announce the addition of Kay Bellhouse to your Reston Staff! Kay has joined us as the Co-Team Leader in the market center, and will have primary responsibility for Training and Retention programs.

A little bit about Kay:

Originally from England, Kay moved to Virginia 2 years ago as the Team Leader in the McLean market center. Kay has been with KW almost 17 years and has been a top producing Team Leader since 2005. Kay started with the company as a Mega-Agent in Colorado, and took her first leadership role in the Boulder CO market center. She was awarded Team Leader of the Colorado Region in 2007 and moved the McLean Market Center into the top 10 offices in KW in 2012.

I am really excited about working with Kay to take the Reston Market Center to number 1 by the end of this year!!

REAL Trends 500 Ranks Keller Williams Realty #1

AUSTIN, TX (May 31, 2013) – According to the REAL Trends 500, Keller Williams Realty’s top brokerages sold more real estate than any other franchise’s brokerages last year. The report is an annual industry ranking published by REAL Trends, Inc., a leading source of analysis and information on the residential brokerage and housing industry.

Of the Top 500 real estate brokerages in the United States, Keller Williams Realty offices significantly outpaced the industry in both sales volume per office and transactions per office. Keller Williams Realty brokerages represented 23 percent (116 offices) of the Top 500 by closed volume and 22 percent (111 offices) of the top 500 brokerages ranked by closed transactions. The Keller Williams Realty offices included in the Top 500 handled approximately $67 billion in sales and more than 289,000 transactions.

“We are honored to be in business with so many talented associates who share our goal of being the largest, most productive and most profitable real estate company in the world,” Keller Williams Realty CEO Mark Willis said. “By putting our agents at the center of every decision we make as a company, we are able to empower our people to succeed as leaders in their markets.”

In addition to the overall rankings, Keller Williams Realty had more offices ranked than any other national franchise company in the Top 50 in each of the following categories:

•Transactions per Office
•Sales Volume per Office
•Percent Increase in Transactions
•Percent Increase in Volume
•5-year Percent Increase in Transactions

The REAL Trends results reinforce the record-setting productivity gains Keller Williams Realty announced previously. In 2012, per-agent units increased 23 percent, closed volume was up 31 percent, and gross commission income rose 28 percent – far outpacing the industry. A record 91 percent of the company’s offices were profitable for the year. Moreover, the Keller Williams Realty profit share system distributed $55 million in profits to associates – an increase of 44 percent over the previous year.

Interesting Article on Cultural Diversity in RE

According to Baylor Research: Since 1970, the U.S. immigrant population has risen dramatically. In fact, foreign-born citizens represent 12.5% of the entire U.S. population (Census Bureau 2008). As would be expected, this dramatic shift in the makeup of the population represents an important shift in the makeup of the U.S. workforce.

As scholars study the impact of a diversified workforce, significant evidence shows that workplace diversity is beneficial at the firm-level, helping companies generate higher earnings, net profits, and return on investment (Hartenian & Gudmunson 2000; Herring 2009; McCormick & Kinloch 1986; Erhardt, Werbel, & Shrader 2003). Other studies, though, have shown less-favorable impact of diversification on corporate culture, including greater misperception, miscommunication, and increased tension, among others (e.g., Adler & Gundersen 2008; Thomas 1991; Tsui et al. 1992).

Although the specific impact will continue to be debated, a more culturally diverse business environment is an important reality for the real estate industry. Not only does a changing population result in a more diverse workplace, it also represents a shift in customer demographics. As minorities and immigrants are the fastest growing home-buying segment, real estate professionals must understand and learn how to leverage the opportunities that exist within a diversifying population (PR Newswire 2010).

Tuesday Team meeting

Knowing your Big Why Can Drive Big Business
If you’re looking to find your way in life, the first thing to do is find your why. Do that, and success follows explains Keller Williams Realty Co-Founder and Chairman Gary Keller in his book The Millionaire Real Estate Agent. “The Big Why is about having a purpose, a mission or a need that in turn gives you focus,” Keller wrote. “High achievers always have a Big Why powering their actions. A Big Why brings big focus and big energy.” Nick Shivers is one such high achiever.

As a principal broker with the WestOne Properties Group in the Portland Central, Portland Central South and Vancouver (Wash.) market centers, Shivers ranks in the top 1 percent of real estate agents nationwide. His 2012 closed volume checks in at $73 million, making him one of the top Keller Williams agents in the Pacific Northwest.
Shivers got into real estate 12 years ago following the demise of his telecommunications company. Then in 2005, his wife was diagnosed with non-Hodgkin’s lymphoma. Faced with caring for his three children and his wife as she went through chemotherapy, Shivers cut back on his business and began looking for an alternative solution. What he found was Keller Williams Realty. “I knew with my wife’s health that I couldn’t work as much as I had been working,” he says. “With Keller Williams, I wouldn’t have to reinvent the wheel. I could have systems and models and still get to be with my family.”
By the time he joined the company in 2008, Shivers had also found his Big Why. He had spent some time in Nicaragua to invest in a resort that ultimately failed. It was during one particular trip that something different happened.
A friend from church told Shivers and his wife that he wanted to show them a garbage dump known as La Chureca. What they saw there changed their lives. “You drive in and see smoke, buzzards and crows so thick that you might not even be able to see the sky,” he recalls. “You look to the side, and you see young boys sniffing glue, just lost. Young girls were doing unfortunate things, just so their family could eat. Seeing the hopelessness brought me and my wife both to our knees. I was depressed. I wanted to go home, but my friend said, ‘Understand that you can leave, but they’re still here.’ From that day forward, I got fi red up. I wanted to make as much money as I could to help as much as I could.”
When Shivers got home, he partnered with Forward Edge International, a mission organization based out of Portland. Together, Shivers, his team and Forward Edge have worked to support the people of La Chureca, ultimately opening a school for girls called Villa Esperanza, which translates to “Village of Hope.” “They take 24 young girls out of the garbage dump and put them in school. It’s a Garden of Eden compared to what they have been through,” Shivers says.
“These girls get educated, know that people love them and learn about Christ. They make sure the girls stay connected with their families if it’s not a sexual abuse situation. The girls are changing their future and the future of the community.” In addition to the support of his team, Shivers has also received support from his clients. He throws client appreciation parties that include auctions to raise money for Villa Esperanza. He shares videos and asks people to sponsor kids; they typically say yes. To keep his team fired up, they’re taking a trip down to Nicaragua this spring to fish, see the challenged community and visit the girls at Villa Esperanza.
“Our goal for 2013 is $100 million in sales,” he says. “If there’s nothing behind that, it’s easy to get pulled off track. When I have a sniffle and don’t want to get out of bed, I think that if a 9 year old can scavenge through the garbage dump this morning, then I can go to work,” he says. “When I look at those pictures of the dump and of the kids being happy, I can see it and I can feel it.
“If you know in your heart that your responsibility is that these kids don’t go back to a dump, nothing can stop you. I’m an average guy, but I will run through a wall to help these kids who are not going to get what they need to flourish.”

Prepare your client’s to take action now!
I want to make you aware of a new change that will be going into effect on July 1st of this year. There will be an increase to the Grantor’s tax that is paid by the seller in closings in Virginia. Please read below:

The Virginia General Assembly enacted a landmark transportation law (HB 2313) to raise new revenues to pay for transportation initiatives across the commonwealth, with an emphasis on funding capital projects in the Northern Virginia and Hampton Roads areas of Virginia. The law was ratified by the House and Senate on April 3, 2013.

Effective on July 1, 2013, transferors of real estate located in Northern Virginia and Hampton Roads* will be subject to an increase in the grantor’s tax from 0.10% to 0.25% of the applicable purchase price, exclusive of the value of any encumbrance. Currently, the grantor’s tax on transfers of property is $0.50/500.00 ($1.00/1000) this new statute imposes on the grantor an additional $1.50/1000 of value (or consideration, whichever is higher). The result is a total grantor’s tax of $2.50/1,000.

Therefore, on a conveyance where the consideration is $600,000.00, the grantor’s tax was $600.00. As of July 1, 2013 the grantor’s tax will be $1,500.00. The increase is styled as a “Regional Congestion Relief Fee.” The increase does not affect the recordation tax applicable to mortgages.

According to the Commonwealth of Virginia Department of Taxation, the Northern Virginia Area is defined at Arlington County, Fairfax County, Loudoun County, Prince William County, City of Alexandria, City of Falls Church, City of Manassas and City of Manassas Park. This will also include any incorporated towns which lie within the four counties (i.e. Leesburg, Herndon, Vienna)

The Hampton Roads area is defined as a Planning District which, as of January 1, 2013, has a population of two million or more, and has a total transit ridership of not less than 50 million riders per year.

This change will not affect my friends on the lending side, but I still wanted to make sure you were aware of this. Those that are listing real estate agents will need to let their seller’s know of this increase.

This increase to the Grantor’s tax in order to raise revenue for the transportation department was attempted before in 2008 and was short lived. That bill increase the tax from .1% to .5% and after six months it was determined unconstitutional and was returned to .1%. So here we are at round two. As I get more details about this change, I will make sure to pass them along. If you have any questions about this new tax increase, please feel free to contact me, I am happy to be of service.

This increase to the Grantor’s tax in order to raise revenue for the transportation department was attempted before in 2008 and was short lived. That bill increase the tax from .1% to .5% and after six months it was determined unconstitutional and was returned to .1%. So here we are at round two.
