We kicked off our 100% participation pledge drive to KWCares at the holiday party on the 21st.  Randy Morrow from the Arlington MC spoke to us about how they achieved 100% participation in their office, and challenged us to do the same.  We are going to have 100% of the KWReston Agents donate to KWCares on each closing through their greensheets.  As you know, KW Cares is a 501(c) (3) public charity created to support Keller Williams Realty associates and their immediate families with hardship as a result of a sudden emergency.  Hardship is defined as a difficult circumstance that a person or family cannot handle without outside help.

The Reston of 2010 is a little smaller, a little older  and a little wealthier than it was in 2000.

The US Census Bureau this week released its American Community Survey information. This is not the official 10-year census, but rather a snapshot of individual communities in the period of 2005-2009.

Some of the highlights of the survey:

People: There are 24,000 households and a total of 53,759 people living in Reston. The median age is 38.6 years old.

Households: 46 percent of those people live in traditional families and 39 percent live alone.

Language: 26 percent of the people speak a language other than English at home. Twenty-one percent are foreign born.

Education: 94 percent of adults have a high school diploma and 67 percent have a Bachelor’s Degree or higher.

Work:  65 percent work in management, professional, and related occupations. It takes an average of 27 minutes to get to work, just above average for the nation.

Income:  The median household income in Reston is $98,207.  In 2000, the median household income was $80,018. Fairfax County, meanwhile, clocks in as one of the wealthiest counties in the nation, with a poverty rate of less than 5 percent. Three percent of Restonians live below the poverty line.

Housing:  Reston has 26,000 housing units; 58 percent of those are single-family homes. Nine percent of housing units are vacant.  The median home value is $463,900. In 2000, the median home value was $238,700.

Hi All!  Sheila and I had a great trip to Austin with our ALC last week.  I can’t wait to share with you some of the nuggets from our trip at tomorrow’s team meeting.  In addition to learning all about running an effective and productive market center, we were able to tour Keller Williams Realty International and the Austin Northwest Market Center.  Tony and Gene- co-Team Leaders of the market center shared a lot of great ideas with us about growing and sustaining market share… and helped us to ‘visualize’ what our office will look and feel like in three to five years.  Sheila and Robert Earl were called upon for their expert advice to share with newer KW associates… and they made us all very proud!  Be sure to ask your ‘favorite’ ALC member for their insights on the trip!

Tips to Give Your E-Mail Marketing More “Curb Appeal”

We know the value “curb appeal” brings to showing/selling a home. This first impression often determines whether the buyer wants to proceed .The same is true for your e-mail campaigns. The placement of elements on the page, the font choice, even the colors you use all create an impression before your prospect reads a single word of text. So you want to be sure the impression you’re creating is a good one.

1. Forget the background image. Having a photo ghosted in the background may make a printed piece look appealing, most e-mail clients, such as Outlook, won’t show it. Instead, design your e-mails to look good against a plain background,

2. Make your most important message is seen in a preview pane. People use a preview pane to scan the contents of an e-mail quickly before opening it. This makes the upper left corner of an e-mail the most important area in your message. Put your main message in this area. Avoid using a graphic/logo in the upper left corner. Instead, use that spot to engage them and encourage them that there’s a good reason to open the e-mail.

3. Skip the navigation links at the top. A common practice is to include Web-like navigation links, such as those you’d find on a website, at the top of the e-mail. While that may work on a PC or laptop, more e people are opening their e-mail on their mobile devices, which are not very HTML-friendly when it comes to formatting and linking. Keep navigation simple.

4. Use colors that complement your logo and/or website. You want everything you do,  to help you build your brand in the eyes of customers and prospects. Staying consistent with the look of your company’s other marketing materials will help you in that effort.

5. Keep text away from images. If the text gets too close to your images it will look sloppy and unprofessional. It will also be harder to read. Leave a little space between text and graphics to keep your layout looking clean.

Administrative Tips:

A market shift can be an opportunity to evaluate, upgrade, and top grade your business.  Instead of hiring just to get the work done, it may be time to reassess and top grade your people.  Instead of just managing the flow it may be time to retool and upgrade your systems.  Look at what you need to get accomplished and how much money you have to pay for it.    As you work through this, think assistance first and assistant second.   Think part-timers, subcontractors or vendors.  More staff doesn’t equate to more productivity.

KWCares Challenge:

KW Cares–My Personal Campaign–Let’s Start a Revolution!

TEAM LEADERS….. I’m on a quest.  I led the drive in the past year in our Arlington VA office to become the first market center outside of Austin to be 100% contributors to KWCares.  It took almost nine months; BUT, WE DID IT!

WHY did I start doing this?  It’s kinda’ funny really.  Last August I was in the hospital for a week having a little wrestling match with cancer, released on saturday morning.  On Tuesday, at the weekly sales meeting, our TL Pam O’Bryant happened to put up on the screen the contributors to KWCares….all 4-5 of us.  Out of 70+ agents at the time (we are now over 100).

It pis..d me off!  Here’s why:  We are the ONLY real estate company I am aware of who has a company-wide forum to help our OWN AGENTS who may get in trouble through no fault of their own.  Also, if you are going to go around telling people what a great office you are, you had better start doing things that are GREAT!

I decided right then and there to start doing something about it.  Not talk about, not ask for help.  Just start DOING!!  It took ’til May, but we did it.  We went from a market center contribution of $387 +/- in 2009 to finishing this year between $7000-$8000!!

My quest?  I would like to show you how to do it.  It just takes one person in the office deciding to make this happen for your market center.  A lot of people contribute $1.00 per transaction.  And, we now have a system where every new agent signs up to contribute.  IT IS PART OF OUR EVERY DAY CULTURE!  We will now stay at 100%.  This could be your office.   You should now feel the pride in our whole office.  It’s palpable.

I have the map on how to make happen in your market Center.  Call me at 703.629.1733.   I’ll give you an overview over the phone; then, if you are truly serious about it I will send the entire set of instructions on how to make it happen.

Why should you do this?

1.  It is bottom-up driven.
2.  You can easily fullfill your $3000.00 obligation (remember, Arlington has gone from $300 to $7000 in one year.
3.  Pride.  The Virginia region can start getting recognition we deserve at Family Reunion, MegaCamp, etc.
4.  It’s the right thing to do.
5.  The TL has only the following duties:

  a) Invite me to a team or ALC meeting to explain how to make this happen.
  b) Encourage everyone at team meetings to start helping build momentum.
  c) Use your influence as TL to convince the last remaining hold-outs (believe me, there will be    some) this would be a good thing for the market center.

That’s it for you.  The agent/agents in the center MUST be the ones to accept the challenge of 100%.
Rick Cockrill/Leesburg had a good idea yesterday—set 2 goals.  1st-to reach $3000 in six months.  2nd, to reach 100% in next 3-4 months.

Ladies & Gentlemen, out of the almost 700 KW offices, only THREE are at 100%.  What do you think having an entire REGION would do?!!!
